44 Grove End Road. St. John's Wood, London.

Situated in the heart of St. Johns Wood NW8 and overlooking the famous Abbey Road, the mansion at 44 Grove End Road has an impressive history. Once home to celebrated artists James Tissot and Sir Lawrence Alma-Tadema, the building had, until recently, fallen into a state of disrepair. A project to restore the building to its original splendour and a return to market has been underway since 2003 and is due for completion in 2006. Read more

Image: The Churchfields Property

Churchfields. Hitchin, Herts.

Churchfields was one of those properties that had just been let go.  The previous owner found herself in this big old rambling house which took more care than was available.  The gardens had started to revert to nature, the village school is at the bottom of the lane and as properties go, it was just how we like them... 84 Eton Place, London SW1.

Owned by a property investor as a Leasehold within his portfolio (the freehold was held by another Estate), this property contained a number of tenants with a bewildering array of tenancy agreements.

On behalf of our client, Bleier Estates were able to negotiate with and amicably move the tenants, allowing the owner to present the property for sale. Continuing our support, Bleier then oversaw the sale of the property on behalf of the client.

1 Wadham Gardens, Swiss Cottage, London.

A largely unoccupied building that had been converted into flats in the 1950s, this property was caught up in legal issues that were preventing the building being presented to the market at its full potential.

On behalf of our client, Bleier Estates ‘cleaned up’ the building legally, removing all the obstructions (such as incomplete or missing paperwork) so that it could be better presented to the marketplace. Through the intervention of Bleier Estates, the property was sold privately to a property investor.

St. Thomas’s Road, Finsbury Park, London.

This building and the adjoining properties were the remnants of a deceased landlord’s estate. The houses had been converted into flats and there was a light industrial unit to the rear. Due to the nature of the tenancy agreements, the property was sold with residential tenants in-situ. Intervening on behalf of the Landlord, Bleier Estates brought the commercial full repairing lease to a swift and successful conclusion for all parties involved.

6 Albert Terrace, London NW1.

Largely unoccupied for some time, this property was not fulfilling its potential to its owners. On behalf of our client, Bleier Estates arranged and negotiated the removal of the remaining tenants, presented the property for sale and oversaw its sale to a private investor.

St. Ippolyts, Hitchin.

This site was acquired in early 2005 with the purpose of removing the existing structure to allow for the building of an opulent single family dwelling within a three acre plot in the desirable south side of a historic market town.

The new property will be 5800 sq.ft. country mansion built in a classic Georgian style with true Georgian dimensions. Upon completetion, it will accommodate 5 full size double bedrooms (including a master suite), and will take advantage of all the latest building technologies.

Bleier Estates have secured full planning permission for this development and, working on behalf of our client, have provided expert advice to keep the building true to its Georgian nature. A significant project in both scope and required resources, Bleier Estates has been at the fore in the locating and selection of suitable architects, builders and subtrades.
